Six Times More Home for the Same Money
The gap between the cheapest and priciest city in our set is roughly 6x: the same €200,000 delivers 105 square metres in Istanbul versus 17 in New York. That ratio has widened slightly since 2024, as US coastal prices kept climbing while the lira’s depreciation kept Istanbul’s euro-denominated prices low despite rapid local price growth.
The middle of the table tells its own story. Berlin — long Europe’s famous bargain capital — now buys you barely a third of what Istanbul does, a reminder that its “cheap city” reputation is fifteen years out of date. Dubai remains the interesting outlier: a global-hub lifestyle at half of Western European prices, though service charges and freehold-zone rules deserve careful reading before you commit.
What This Means for Different Buyers
The remote worker
If your income is Western European or American and location-flexible, the arbitrage is real: Istanbul and Dubai offer metropolitan life where €200,000 secures genuinely comfortable housing outright — no mortgage.
The investor
Cheap square metres aren’t automatically good investments. Istanbul carries currency risk; Dubai carries supply-cycle risk (see our Istanbul vs Dubai deep-dive). Berlin and Amsterdam offer lower yields but stronger tenant demand and legal predictability.
The relocator with a family
Space per euro matters most when you need three bedrooms. At family scale the differences compound: a 100 m² budget requirement costs ~€190,000 in Istanbul, ~€610,000 in Berlin and ~€1.15 million in New York.
Don’t Forget the Car Question
Housing arbitrage can be undone by transport costs.
